Self-Storage Investment Performance Remains Robust Amidst Economic Shifts

The self-storage sector continues to demonstrate remarkable resilience and appeal to investors, even as higher interest rates and economic uncertainty impact other commercial real estate asset classes. Driven by demographic shifts, housing market volatility, and a persistent need for flexible storage solutions, the asset class has sustained strong performance metrics and attracted significant institutional capital.

According to recent reports, the self-storage universe is navigating a period of nuanced growth. While transactional volume saw a dip from its 2021-2022 peaks, pricing remains firm. Data from Real Capital Analytics (RCA) indicates that average self-storage cap rates in Q1 2026 hovered around 5.5%, a slight expansion from the ultra-low 4.5% seen in mid-2022 but still highly competitive compared to other property types, particularly amidst a higher cost of capital environment with SOFR benchmarks around 4.31%.

Consolidation Trend Continues with Major Players Expanding Portfolios

A dominant theme in the self-storage market is the ongoing consolidation driven by publicly traded REITs and large private equity firms. These institutional players are leveraging their economies of scale, advanced technology platforms, and access to more favorable financing to acquire smaller portfolios and independent operators. This trend was evident in recent months with significant portfolio transactions.

Public Storage (NYSE: PSA), the largest self-storage REIT, has remained an active acquirer. They recently announced the acquisition of a portfolio of 15 facilities across multiple states for approximately $250 million, further solidifying their market dominance. Market Dynamics and Future Outlook

The self-storage sector benefits from relatively low operating costs, high operating margins, and the ability to adjust rents frequently, which provides a hedge against inflation. Despite an increase in new construction deliveries in some markets over the past few years, absorption rates have largely kept supply-demand in balance. However, analysts at JLL and CBRE have noted that certain submarkets, particularly those with a high concentration of recent developments, may experience temporary rent growth moderation.

Investor interest remains strong due to the sector's historical outperformance during economic downturns and its consistent cash flow generation. The availability of diverse financing options, from agency debt for stabilized portfolios to bridge loans (SOFR + 300-600 bps) for transitional assets, continues to support transaction activity. Institutional lenders are generally comfortable with self-storage and often offer competitive terms for well-located assets with strong sponsorship.
