Multifamily Investment Activity Remains Robust Amidst Market Shifts
By RadCRE Research · · Market Updates
Recent transactions highlight continued investor interest in the multifamily sector, with one community in Chicago selling for $110 million [3].
Multifamily Sector Continues to Attract Significant Investment
The multifamily real estate sector demonstrates sustained investor confidence, with recent transactions and strategic acquisitions underscoring its appeal. Despite broader economic discussions around rate rises and inflation [1], the demand for well-positioned and recently renovated multifamily assets remains strong. This is particularly evident in markets experiencing significant population growth and limited new housing supply.
A notable transaction involves the sale of the 310-unit Next Apartments in Chicago by Fifield Companies to Los Angeles-based Pacific Coast Capital Partners for $110 million [3]. This deal, recorded as a pending sale in property tax records, values the units at approximately $355,000 each, and also includes 5,700 square feet of ground-floor retail space [3]. Fifield had previously refinanced the project for $95 million in 2018, having completed its development in 2016 [3].
Further illustrating this trend, TruAmerica Multifamily recently acquired Bridges at San Ramon, a 200-unit multifamily community in San Ramon, California, for $78 million [5]. This acquisition highlights a strategic focus on markets with constrained supply, as San Ramon has not seen new multifamily deliveries in over two decades [5]. Berkadia, specifically Senior Managing Director Jason Parr, Managing Director Scott MacDonald, Associate Sydney Ladrech, and Director John Hansen, arranged the sale for the seller [5]. The strong bidding war for the property underscores the intense competition for desirable assets in supply-constrained areas [5].
Renovated Assets and Growth Markets Drive Value
Investment in renovated properties within rapidly growing locations also showcases strong fundamentals. JLL is marketing Maverick West, a 26-unit garden-style multifamily community in Glendale, Arizona, which underwent extensive renovations in 2024/2025 [2]. The property now features luxury finishes including white shaker cabinetry, faux countertops, stainless steel appliances, vinyl plank flooring, and in-suite washers/dryers [2]. Glendale itself is undergoing significant growth and transformation, with billions of dollars invested in various development projects such as TSMC, Halo Vista, and the Amkor Technology Campus [2]. The city's robust population growth, diversifying economy (especially in healthcare and manufacturing), and limited new housing contribute to sustained rental demand [2].
These examples suggest that investors are actively seeking opportunities in regions characterized by economic expansion and high barriers to entry for new housing development. The strategic deployment of capital into renovated assets in such markets aligns with a strategy to capitalize on rental demand driven by population and job growth.
RadCRE Perspective
"The current market environment, characterized by ongoing discussions around interest rate fluctuations and inflation, necessitates a sharp focus on asset quality and market fundamentals. We are seeing a clear preference for value-add opportunities in locations with proven demand drivers, whether through recent renovations like Maverick West in Glendale or acquisitions in supply-constrained markets such as San Ramon. The $110 million sale of Next Apartments in Chicago further illustrates that well-located, professionally managed multifamily assets continue to command strong pricing. Investors are keenly seeking opportunities where they can protect and grow asset value through strategic capital deployment and robust leasing strategies, particularly in regions experiencing economic and population expansion."
